Since July 2024, Vienna’s building code regulates short-term tourist letting citywide. Beyond 90 days per year, an exemption from MA 37 is required; in designated residential zones it is heavily restricted in practice.

What does it cost in total, including furniture?
For a two-room apartment, the typical furniture budget is €12,000–€25,000. The design fee starts at €890, or full delivery support starts at €3,500.
How long does it take, and can you hit my handover date?
A concept takes around 10 working days. Full projects usually need 4–6 weeks. The first call checks lead times and timing risks in detail.
Do you order and take delivery?
With the concept package, you order. With the full package, I coordinate orders and delivery windows; payment, building access and lift details remain with you.
Do you work outside Vienna?
Vienna and the surrounding area are the core service area. Other locations are considered based on scope and logistics.
Do you speak English?
Yes. Projects and documents can be handled in German or English.
Is furnished mid-term letting legal in my building?
It depends on the property, contracts, building and use. I do not provide legal advice; please check your case with MA 37 or your legal adviser.
